Counter-Offered-x0r

This morning they sent back a counter offer that was almost exactly the middle ground between us (while keeping the closing costs and home warranty :) ) and a few other minor changes (move back closing a week b/c they don't have a house yet) .... we think its an intriguing offer and expect that we will probably accept it tonight after our viewing with the parental units, barring any unforeseen problems (they gave us until tomorrow morning to respond).

The Craziness Continues.

-- A big "Thank You" to everyone who left encouraging comments and that I have talked to over the past couple days. Its been crazy stressful (especially considering my normal need to feel in control) but everyone has been a huge help in staying positive and offering helpful advice. If anyone has any questions about any part of what we have done or are doing, please feel free to ask. While I don't promise to response in the next day or so, or that my response will be good ... I will still try my best.

Thanks.

Pictures and an update hopefully later tonight....

some advice/suggestions:

inspections are cheap. apply liberally. we did termite/general whole-house/radon/chimney, and once we moved in i had wished we had done electrical.

at least in ohio, anything that is a safety or habitability issue (radon, termites, chimneys, bad electrical wiring, etc) gives you the right to walk away at any time if the seller doesn't fix it. plus, then they have to disclose the issue to future buyers, so it's not like they "win" if you walk.

i know that he works for interest, but our mortgage guy had good advice: don't make such a huge down payment that you don't have a good savings. "rainy day" situations happen.

kim's dad's advice: make sure all the doors close easily -- doors that stick either are installed poorly (meaning 'what else did they mess up?') or that's indication that the house is settling. in a 50+ yr old house, it's expected. in a < 5 yr old house, that's dangerous.

good luck!!!
